<p>Remember, <span style="color: #800080;">purple</span> takes your general, non-recyclable waste; <span style="color: #0000ff;">blue</span> is for your recyclable items. Not sure exactly what you can and can&#8217;t recycle? We&#8217;ve uploaded this simple and handy guide issued by Liverpool City Council to help you dispose of waste correctly:</p>

<p>Perhaps even more importantly, if you aren&#8217;t careful as to what goes into which bin, you may find yourself on the end of a <strong>fine</strong>. We won&#8217;t be checking your bins every week, however at the end of your tenancy, once you&#8217;ve all left your student property we will be checking bins to make sure their contents have been collected.</p>
<p>If we find that any of the <span style="color: #0000ff;">blue</span> bins are contaminated with <strong>non-recyclable waste</strong>, then you will be charged <strong>£25.00. </strong>We don&#8217;t see why we should have to clean up after you for free! So make sure that before you leave your property this summer, your bins are filled with the right stuff ready for collection!</p>

		<description><![CDATA[It may seem a little early to start thinking about moving in to your 2013/14 student home, especially as you&#8217;ll still be living in your 2012/13 one. But here at &#8230;]]></description>
				<content:encoded><![CDATA[<p>It may seem a little early to start thinking about moving in to your 2013/14 student home, especially as you&#8217;ll still be living in your 2012/13 one. But here at Elgin Management we like to think ahead and it&#8217;s important that you know what you need to dobefore you come to pick up your keys in the summer.</p>
<p>There&#8217;s a few things that we&#8217;ll need from you before you move in, so take a look at the checklist below:</p>
<p>&nbsp;</p>
<p><strong>Gurantor Form:</strong> apart from your tenancy agreement, this is the most important document we&#8217;ll need from you before you move in. All sections need to be filled in so be sure that it&#8217;s complete before bringing it back. Quite often forms are returned without the accompanying documents, these include your guarantor&#8217;s <strong>proof of I.D (a copy of passport of driver&#8217;s licence) </strong>and<strong> proof of address (copy of a bank statement or council tax bill)</strong>. The form is incomplete if it is <span style="text-decoration: underline;">not</span> accompanied by these documents.</p>
<p><strong>Post-Dated Cheques</strong>: this is by far the most common way of paying rent during your tenancy. We ask you to provide 3x post-dated cheques; the amount requested on each being an equal third of the entire year&#8217;s rent. The dates requested on these cheques are: <strong>1st October 2013, 1st February 2014 </strong>and <strong>1st May 2014</strong>. Please contact the office for a calculation of each terms rent for your property. Of course, if you are paying via Standing Order this also needs to be set up and in place before 1st July 2013 (in this case your annual rent would be divided into 12 with monthly payments throughout the tenancy, meaning your first payment would be in July).</p>
<p><strong>Student ID:</strong> without this we can&#8217;t be sure of your student status and more importantly, neither can Liverpool City Council! We provide the council with the information on your card so that you are not billed for council tax. The majority of you will have given us your student card to photocopy way back when you first placed your deposit for the property, but if anyone <strong>hasn&#8217;t then we need this before you take your keys.</strong></p>
<p><strong>14 Days Notice of Arrival</strong>:  due to the nature of student lettings it is important that we have plenty of notice of the date you wish to collect keys. Potentially this year&#8217;s tenants may not move out until 30th June, while you may wish to collect keys on 1st July, which you are welcome to do. That doesn&#8217;t leave us with a lot of time to get in and carry out necessary maintenance/cleaning, so if we know in advance when you are arriving, we can do our best to get the property as ready as possible.</p>
<p>&nbsp;</p>
<p>*Please treat the above as a Move In Checklist. We cannot allow you to collect keys to the property without any of the above. Perhaps more importantly, we cannot allow anyone to collect keys unless <strong>everyone</strong> in the property has handed in <strong>all </strong>of these. <span style="text-decoration: underline;">Even if you have provided all of your own documents, we cannot hand over keys to the property if one or more of your co-tenants have not done so.</span></p>
